  1. Be the best.
    • Being the best means being the best in your niche, your special area of the market. That may be large estates or entry level condos.
  2. Be the top expert in your specialty.
    • Have a specialty and focus on it. Let other Realtors and the entire zip code know that this is your specialty. Place it on your ads and become an active member of the community that you are now marketing to.
  3. Capture more leads.
    • Begin a search engine marketing campaign to bring buyers and sellers to your website when people search for "Sell a house in your area" or "Realtor in your area". You can start for free through some of the marketing offers we have collected. Start with MSN and Yahoo as you will find much less competition than on Google. (Though Google gets the most searches so don't neglect it either)
    • There are several websites that offer buyers and sellers looking for a Realtor the opportunity to find one. HomeGain is one of the larger of these companies and offer up to 30 leads per month starting at $29.95/month.
  4. Maintain your relationships.
    • According to the National Association of Realtors, 91% of Realtors ever follow up with their clients after the sale.
    • Start sending out a newsletter with useful information. Do it at least once a quarter, by email, post, or preferably, both.
  5. Design a simple converting website.
    • Many of the Realtor websites have a lot of gadgets, but aren't focused on marketing. They give the user an overwhelming amount of information, but don't focus on answering the visitor's questions nor in turning them into a lead.
    • A simple design, with easy to find information about you as a Realtor and an even simpler and more prominent call to action of contacting you can out perform any gadget filled Realtor site out there.
    • Most people using the Internet know how to find where to look at real estate listings and probably already have looked at real estate before they even thought about looking for a Realtor. Leave the MLS real estate listings and competition over those keywords to the real estate sites. You tell a story about you, that makes the visitor your client.
  6. Don't rely on your website.
    • The Internet is a very competitive world for Realtors and for real estate.
    • Take caution to not avoid building relationships and as well as other forms of offline marketing.
